The new "golden child" of Collin County, the quaint little North Texas town of Prosper is expected to increase its population from 7,116 to 85,00 by year 2035. Its southern border extends for 9 miles along Highway 380 providing prime commercial opportunities and access to major thoroughfares for easy commuting.

In anticipation of this alarming growth spurt, planners have begun adding a series of communities reflecting a variety of lifestyles and price ranges. The average home price in Prosper in 2008 was $424k and prices range from the mid $200s to over $1 million. All the communities have exceptional amenities and take advantage of greenbelts and natural areas such as ponds and lakes.

Whitley Place: This scenic neighborhood borders Wilson Creek, which winds through the community providing a natural focal point. The adjacent greenbelt remains with the addition of walking trails and parks, community pool and lake pavilion.

Whispering Farms: 300 acres of country living just outside of town characterizes this community of large lots, lakes, trails, parks and a world-class equestrian center. Building lots for custom homes are also available.

Christie Farms: This 48 home, gated community offers secluded one acre custom estate homes.

Deer Run Estates: The luxury homes here sit on 1/3 acre cul-du-sac sites with an abundance of green space.

Gentle Creek: This premier golf community includes 630 acres with homes ranging from 8,000 square feet to 1 acre plus lots, and moderately sized patio homes.

Lakes of Prosper: This is a quiet, extremely family friendly location with reasonably priced homes. Amenities include large pool, splash park, sports field, playground, butterfly garden, hiking/biking trails, and large lakes.

Saddle Creek: Soak up the views in this scenic community, with oversized home sites and plenty of green space and natural features that includes five lakes.
Willow Ridge: Located one mile north of Highway 380, this is a quiet area surrounded by rolling hills and winding streets. Lots are minimum 1/4 acre and homes include above average standard features. Amenities include a community pond with waterfall, park and nearby pool.
Price Range: From $309,990 to $473,990.
Lakes of La Cima: Known for its large homesites in a natural setting that includes 23 acres of greenbelts, parkland and five lakes. Residents enjoy use of hiking/biking trails, an amenity center with lagoon-style pool, water spray park and playgrounds. The nearby Folsom Elementary School has an "exemplary" rating from the Texas Education Agency.
